
Designing a modern residential complex in the Avtokarkhana district of Kutaisi presented a new and exciting challenge for our team, stemming from the first large-scale development project in the city’s largest district.
The strategic location, the need for urban renewal, the opportunity to improve infrastructure, the stimulation of economic progress, and the promotion of sustainable urban development were our guiding principles in defining the building’s spatial layout. The district is characterized by numerous deteriorated structures, highlighting the necessity for a new, safe, and energy-efficient building that would contribute to the renewal of the area and enhance its overall image.
The 10-story building integrates both residential and public-use spaces. Its compositional solution is defined by environmentally friendly materials and energy-efficient standards, offering the neighborhood a contemporary direction for development. The two-block structure of the building reflects the geometric forms of the surrounding 9- and 16-story residential buildings, while introducing a more complex and less monotonous design approach. This will serve as the foundation for a unified architectural vision for the development of the micro-district.
