
The project site is located in the city of Kutaisi, at the intersection of the high-intensity residential and administrative zones of Bikhayidze Street. Due to its location, the building has unique potential to provide a high quality of life for its residents and connect them to the city's administrative areas, public and commercial spaces, schools, kindergartens, medical facilities, and other essential services, all within walking distance.
The process of developing the design concept for the apartments required a comprehensive approach, taking into account the social, cultural, ecological, and economic context of the area. Our goal was to create a result that was not only efficient, comfortable, and adaptable but also seamlessly integrated into the urban fabric. This balance will not only provide functional housing but also foster a space that enhances the well-being of its residents and the wider urban community.
The building is divided into two blocks, with careful consideration given to factors such as functional zoning, transportation systems, surrounding infrastructure, and the creation of recreational zones for functional and sustainable development. Each block has distinct contours—one features a simple form, with a contrast between materials, color, and expression, showcasing warm wooden accents on one side and cool, treated glass details on the other. The second block is more aggressive with sharp, angular forms. Its façade has been meticulously designed towards the administrative zone, with a fully glass front and vertical louvers that offer an intelligent solution for sun protection, while also promoting the creation of architectural shadows.
Both blocks, with their unique character, materials, colors, dynamics, and expression, harmoniously integrate with the existing urban landscape.
