Project Concept

The project is located in the administrative center of Kutaisi, in a business zone at the intersection of a high-intensity street and an avenue. Its concept is based on modern urban planning principles that ensure not only the functionality of the building but also the creation of an enhanced public space for community life.The architectural design is guided by the ambition to serve not only the building’s residents but also to have a positive impact on its surroundings. Through urban planning and architecture, the project fosters social connections and contributes to the formation of a strong local identity.

Functional Planning

The multifunctional complex meets the demands of high public interest. The building integrates commercial, administrative, residential, and apartment zones into a single space.The first two above-ground floors are dedicated to a modern shopping center, which will house several branded stores. The two-level parking facility includes one underground and one above-ground parking lot, the latter being the only one in the city as of 2024, located 8 meters above ground level.The residential spaces feature four access routes—staircases, two elevators, an entrance hall meeting national accessibility standards, and apartments designed in compliance with insulation norms.The architectural solution is based on the use of modern construction materials and technologies, enhancing not only the aesthetic appeal of the building but also its energy efficiency and sustainability. The project includes a ventilated composite panel facade, natural stone finishes, tempered glass railings, aluminum composite planters for vertical greenery, and aluminum-framed doors and windows. The non-reflective glass allows pedestrians to view the interior spaces from the exterior.

Placemaking – A New Approach to Urban Space Development

Incorporating placemaking principles, the project responds to the unique history of the local community and its surrounding context. Architectural elements such as concrete, terracotta, and metal panels preserve the city’s industrial heritage while embracing contemporary aesthetics. The materials are durable, simple, and well-suited for a rapidly developing neighborhood.Vertical fins serve as essential external shading devices installed on the building’s facade. Designed in various shapes, sizes, and materials, these fins add a distinctive visual element to the structure. However, their function extends beyond aesthetics—they act as protective barriers against heat and glare, making the interior spaces more comfortable and energy-efficient.This new multifunctional complex in Kutaisi is not just a residential space but a modern example of urban development. The project integrates functionality, ecological sustainability, and principles of urban environment enhancement, making it a unique and significant landmark in the city.
